New Homes Sales Consultant  -  Herfordshire - 2 days a week- Saturday and Sunday  
         
Introduction          
An exciting new opportunity has arisen for a New Homes Sales Consultant to join our client based in Herfordshire, just outside of Watford. You will be based at the development, negotiating the new homes sales.        
         
The Role                       
-Dealing with all potential and existing customers in a professional manner to give the best customer experience.      
       
-Achieving sales of properties to suitable customers in line with agreed targets.      
       
-Providing expertise in both the specifications and the buying procedure      
       
-Using purchasing incentives effectively to ensure a good flow of sales whilst maximising profit.      
       
-Promoting Company mortgage arrangements, including referral to Independent Mortgage Advice, managing transactions and ensuring timely completions.      
       
-Maintaining the presentation of sales arena, stock plots and the sales office.      
-Ensuring that all paperwork and site administration is up to date, and required reports completed.      
       
-Conducting local market research.      
       
-Ensuring high standards of Health and Safety on site.

You will be running your own schemes of up to £7-8million. You must have proven experience in design & build and traditional projects.

I am working with a main contractor in the Hertfordshire area who are looking for an experienced General Works Operations Manager to join an existing team of passionate and dedicated employees. The individual will head up the General Works department that currently runs at £20m a year.  
 
Roles and responsibilities:
  • Making sure there is a pipeline of tenders
  • Making sure that the projects are being delivered on time and to budget
  • Direct and coordinate activities of businesses or departments concerned with the production, pricing, sales, and/or distribution of products.
  • Manage staff, preparing work schedules and assigning specific duties
  • Review financial statements, sales and activity reports, and other performance data to measure productivity and goal achievement and to determine areas needing cost reduction and program improvement.
  • Establish and implement departmental policies, goals, objectives, and procedures, conferring with board members, organization officials, and staff members as necessary.
  • Determine staffing requirements, and interview, hire and train new employees, or oversee those personnel processes.

The ideal candidate will have face to face sales experience with a New Homes Developer and be upbeat and enthusiastic about the industry and New Build product.  
         
The Role:            
- Negotiating Property Sales          
- Provide expert knowledge of the company, type of homes available, pricing lists and all processes involved.            
- Carrying out market research          
- Keep the presentation to the highest of standards including show homes, sales office etc            
- Delivering a high level of Customer Service throughout the whole process.        
           
Key Skills:
