I am working with a top regional contractor in the Surrey area who are looking for an experienced Contracts Manager to join the team. The projects will be based one hour from the office in Surrey and include developments such as accommodation, hospitality and education.  
   
Roles and responsibilities:
  • Look after 2-3 projects at any one time with projects values from £1m - £13m.
  • Put together plans and estimates, including budgets and timescales
  • Prepare and present documents for tender
  • Contribute to work planning, and brief project teams, contractors and suppliers
  • Gather information together for invoicing at the end of the project
  • Supply information to resolve any disputes
  • Identify areas for improvement

Estimator

I am working with a main contractor in the Hampshire area who are looking for an Estimator to join an existing team of passionate and dedicated employees. The individual will need to have practical experience, and also high-end residential experience too, preferably on the contracting side.
 
Roles and responsibilities:
  • Undertake all estimating duties.
  • Estimating primarily high end residential domestic properties.
  • Take ownership of the estimating process, and follow a robust estimating procedure including managing all enquiries to sub-contractors, choosing applicable sub-contractors, and communicating other bid requirements to members of the bid team.
  • Completing quantity take offs as required and completing schedules of work, or bills of quantities if applicable.
  • Thoroughly analysing sub-contract returns (including sub-contract comparisons) and engaging with our supply chain throughout the bid to ensure suitable returns are provided.
  • Completing elemental rate breakdowns at the completion of projects and helping to manage our internal cost database.
  • Assist with multiple stage tenders, including completing preliminary costings, and forms of tender.
  • Assist if necessary with pre-qualification questionnaire, and enquiry information.
 
 Personal specification:
  • Detailed knowledge private residential building contracting.
  • Have a good understanding of traditional building methods and products associated with the refurbishment of listed buildings and up-market period houses
  • A practical, logical and methodical approach to thinking and problem solving, and excellent organizational skills.
  • The ability to work in a team and communicate bid requirements to other members of that team.
  • Be confident in dealing directly with Architects, Quantity Surveyors, Clients and Subcontractors.
  • To be able to write clear and precise communications which might include detailed and complex figures, calculations and specific building information.
  • Strong numeracy and financial management skills and the ability to learn construction management IT packages.  Have a good working knowledge MS Office - Intermediate to advanced level of Excel
  • Awareness of property taxation matters and contractual law
  • Ability to complete take offs and produce detailed schedules of work when required.
  • The ability to produce Bills of Quantities in line with SMM7, or NRM2
  • Good experience working with estimating software like Esti-Mate, or ConQuest

The individual will work on projects M4 downwards in counties such as Hampshire, Surrey, Dorset, and ideally have the ability to understand all Contract Documents.           
     
Roles and responsibilities:
  • Maintain the project Site Waste Management Plan
  • To deliver supermarket fit out projects
  • Review drawings for build ability and co-ordination. Raise RFI's where appropriate
  • Ensure design information is passed to the supply chain and that all works are completed to the latest information.
  • Manage direct site labour and maintain accurate records.
  • Organise and run all site-specific inductions.
  • Assist with completion of any snagging works/rectifying latent defects if they occur.
  • Provide regular feedback to the Contract's Manager in regards to the supply chains performance.

I am working with a main contractor in the Berkshire area who are looking for a Cost Planner due to growth of business. They are looking for a Cost Planner with 4-7 years' worth of experience through the main contracting market.    
     
Roles and responsibilities:    
 
  • Develop and maintain the contractors plan in accordance to the contract
  • Ensuring the effective and efficient maintenance of the programme
  • Communicate programme performance, time and outcomes in a timely way with stakeholders and the Project Managers and generate and realise teams
  • Manage and control programme information
  • Identify and allocate of resources and monitoring of budget and cost
  • Accountable for implementing and promoting strong programme governance throughout the delivery of the project
  • Assist the Control Manager with the financial progress and performance reporting and management of works programme
  • Explore requirements of client and incorporate the same as best possible to have a competitive edge
  • Understand the constraints, logistics, any site specific requirements and clear all doubts that may rise from reading the tender documents/drawings.
  • Preparation of programme and method information for inclusion in submission document as per the tender deliverables requirement.
  • Develop the tender programme into a fully integrated Design, procurement and project programme in co-ordination with the site management team.
  • Attend tender handover meeting, discuss about the methodology and programme strategy and describe potential target that can be achieved, any ideas for improvement on time and cost etc.
  • Develop short term programmes as per the requirements of the team to assist in managing micro elements of the project.
  • Assess the effects of client changes to the contract programme and advice the management if any delay notices/Early warnings are to be raised for extension of time on the project.
  • Conduct programme audits as required by senior management and submit independent report.
 
 
Skills required:    
 
  • Holds the relevant qualifications (i.e. minimum of HNC/HND in relevant discipline)
  • Comprehensive programme delivery experience
  • Demonstrable experience in leadership, resource allocation and general management
  • Experience in risk identification and assessment
  • Detailed knowledge and experience of managing and maintaining a works programme
  • Knowledge of full MS Office suite including Project, Project Server and SharePoint

The individual will assist the members of the commercial department in managing all costs relating to building projects, saving money where applicable but still maintaining quality work.    
   
Roles and responsibilities:
  • Attendance and input into Project Handovers from estimating to live projects. Aid in setting up projects commercially
  • Act in a manner befitting the status and responsibility of a senior surveyor and of the image of the company
  • Have a good understanding of traditional building methods and products associated with the refurbishment of listed buildings and up-market period houses.
  • Be confident in dealing directly with Architects, Quantity Surveyors, Clients and Subcontractors.
  • Check all contracts and Letters of Intent that come into Basingstoke. Ensure they are in line with the tender; and cover us contractually without any undue risk- to be signed by a director; copies taken; & filed
  • Ensure Final Account figures are being clearly reported to the client on all projects.
  • Responsibility for ensuring that VAT assessments/calculations are correct.
